Rock excavation charges often apply if the builder hits rock on your site while digging. They will charge you for the privilege of removing the rock and even breaking it down.

GETTING YOUR NEW HOME BUSHFIRE READY
You wouldn’t think you’d have to pay for new home safety, but it might be time to think again. If you live in a bushfire prone area, many new house plans need to meet a Bushfire Attack Level or BAL rating. This can involve certain changes to get your home up to scratch. Similar costs can apply in flood-prone areas.
This can obviously incur extra costs, but it’s another area where we carry the extra fees if need be. Everything is included in your 12-month fixed price!
BAD SOIL MEANS BIG COSTS
A poor soil classification can also bump a new home builder’s overall fee. Similarly, your slab might need to be re-engineered due to changes in soil and sub-soil conditions, which can also incur additional costs.
